Why Sealcoating Works – The Technical Side

Sealcoating is a specialized protective barrier made exclusively for asphalt pavement.

Asphalt is held together by the asphalt binder – a tough, waterproof “glue.” Over time, UV rays, gasoline, oil, salt, and water attack and break down that binder, turning pavement gray, brittle, and cracked.

Our professional sealcoating is bitumen/rubber-based (refined tar + polymer rubber) – not cheaper acrylic or latex. It penetrates, then cures into a flexible shield that:

  • Fills hairline cracks and blocks water

  • Stops UV damage and oxidation

  • Repels oil, gas, and chemicals

  • Keeps the pavement flexible and black
